The epicentre of the financial crisis in Spain was characterised above all by the real estate in the hands of banks. Meanwhile, the massive influx of foreign investors combined with pressure to attract the cash of investment funds in recent years, resulted in the passing of legislation that has helped speed up the real estate deleveraging of banks and create a new and more sophisticated real estate market. This talk will give an overview of the legislation enacted in recent years (SAREB, SOCIMIs, FABs (Banking Assets Funds), etc) and also the most recent transactions carried out in Spain (CaixaBank /Lone Star Joint Venture, Santander/Blackstone Joint Venture), and provide an insight into which way the Spanish property market is heading.
